Once Michael Mance and Shannie Easterby adopted a child, they quickly realized that their 400-square-foot apartment in Manhattan was no longer suitable for their expanding family. Instead of moving to a larger apartment, Mance and Easterby decided to seek out a design solution to maximize their existing space. After researching various designers, they were drawn to the work of Robert Garneau, a small-space specialist known for his innovative designs that make tight spaces functional and versatile.
Garneau took on the challenge of creating a space that would accommodate the couple, their daughter Bella, and all their needs. He designed a layout that included two sleeping spaces, a living room with a fireplace, a dining room, a kitchen for entertaining, a work space, and ample storage for their belongings.

He installed built-in cabinetry, hidden doors, and multi-functional furniture to create distinct areas within the small apartment. Bella’s room was equipped with a Murphy bed, a flip-down desk, and clever storage solutions to maximize space.
For the adults, Garneau designed a second bedroom with a Murphy bed that could be concealed behind a large door when not in use. The living room featured a recessed area for a TV and a new ethanol fireplace, while the dining table could be expanded to accommodate guests.
The project took several years to complete, with the family moving out during construction and returning once the majority of the work was finished. Despite the challenges and delays, Mance and Easterby were thrilled with the results. The total cost of the renovation was around $280,000, a fraction of what they would have spent on a larger home.
The transformed apartment not only met their needs but also allowed them to allocate more resources to their daughter’s education and future. Mance expressed gratitude for the opportunity to continue living in the city and enjoy all it has to offer, thanks to their newly optimized living space.
